The Business Park Brievengat is a 24 hour on-site security patrolled, fenced-in business park. It is centrally located at 4 miles (6 kilometers) distance from the International Airport, 5 miles (8 kilometers) from the container terminal port and 7 miles (11 kilometers) from town. The total area is 69 acres (28 hectares) of which over 613,000 square feet (57,000 square meters) is taken up by multi-purpose buildings. An infrastructure consisting of utilities connections, asphalt roads, street lights and 130,000 square feet (12,000 square meters) dedicated as parking area.

The Business Park Brievengat is not a free zone; hence traditionally it caters to many local industries trading with St. Maarten and the BES Islands consisting of Bonaire, St. Eustatius and Saba. These companies engage in storage, distribution, manufacturing, assembling and processing. Their activities include among others:

  • The production of pharmaceutical products, dairy products, ice, sugar, paint, plastics,  paper and plastic bags, soap, sanitary products, awnings, foam containers; 
  • Distribution of office products, furniture, electronics and lubrication products;
  • Storage of a variety of products.

Facilities & Services
The Business Park Brievengat provides multi-purpose buildings with a floor area varying from 32,000 - 43,000 square feet (3,000 to 4,000 square meters). Each building is divided into units of 5,000 square feet (500 square meters). This gives you the flexibility to obtain the number of area as needed by your activity.

Each unit has the following characteristics:

  • a length of 98 feet (30 meters);
  • a width of 49 feet (15 meters);
  • a floor-to-ceiling height of 18 feet (5.5 meters);
  • concrete floors that can sustain a maximum weight of 200 lb. per square foot (1,000 kg per square meter);
  • its own separate water, electricity and telephone connections;
  • restrooms;
  • two entrances, one door and a rolling door (4x4 meters);
  • optionally, loading docks.

Firms operating at the Business Park Brievengat are offered the flexibility to rent part or a whole building, no need to invest in their own building.
In the event a specific activity requires a custom design building, there are various sizes of ready to build plots available for long lease.
 

 


Costs
Lease: US$ 56 to US$ 70 /m² /year.
Service charges: US$ 3.80 /m² /year.
Land long lease: US$ 3.35 /m² /year for plots for the construction of tailor-made buildings.

Usage
Some of the activities that the multi-purpose buildings are ideally for are:

  • Logistics center (supply, distribution and value-added services);
  • Freight forwarder;
  • Furniture or equipment assembly;
  • Equipment repair service center;
  • Temporarily or long term warehousing;
  • Light manufacture.

Possibilities
Additional possibilities are:

  • Preferential financing by development banks;
  • Special access to the European Union: products wholly obtained in Curaçao and those which have been sufficiently worked on or processed here can enter the European Union market free of all import duties and quotas;
  • Special access to US markets: Curaçao is included in the Caribbean Basin Initiative (CBI). This means that products manufactured in Curaçao can be imported duty free into the US, provided that there is 35% value added in Curaçao (excluding 15% for US components) and that the final product is a new one formed from the foreign material used in its manufacture. Products eligible under the CBI include electronic and electro-mechanical assembly, wood products, fresh and frozen seafood and medical and surgical supplies.
